What if the costs overrun?We try to ensure this doesn't happen, but occassionally it's unavoidable. Sometimes a client asks for extra things, sometimes unexpected issues come up that need to be worked around. For us, the key is that you are kept informed every step of the way. This allows you to make informed decisions. We also do everything in our power to keep costs down by making recommendations for how a project can be done in the smartest possible way - we call this 'value engineering'.

What are the benefits of a Cost-Plus contract?It brings several benefits for you: Transparency: You get detailed documentation of all costs incurred which ensures clear visibility into project expenses. We itemise every single cost in your monthly invoice. The amount invoiced each month will change depending on the work completed and materials used during that period. Quality Assurance: Ensures higher quality work, as we are paid for actual costs and there is no incentive to cut corners (which is often the case with a fixed price contract). Flexibility: Adapt to changes during the project without renegotiating the contract. We use the detailed cost estimate spreadsheet already prepared and enter the total as the ‘target figure’ in the contract, then throughout the build constantly ‘value engineer’ the project to best meet budgets, in a total transparent ‘open book’ format. You receive a running total of costs to date and remaining amounts due and monthly reporting, so you know whether you’re running to budget or not, giving you the opportunity to tailor the budget going forward. Strong Collaboration: Promotes open communication and collaboration throughout the project, which we know is the secret to outstanding work and happy clients.

What is a Cost-Plus contract?A Cost-Plus contract is an agreement where the contractor (in this case THS Homes) is reimbursed for all construction-related costs plus an agreed-upon fee or percentage for profit. This contract is often used for projects with uncertain scopes or for high-quality work. We use the ‘JCT Prime Cost Contract’, commonly referred to as a ‘Cost-Plus’ contract.

What are your working hours and days?On site, we typically we work 8am-4pm Monday to Friday and sometimes on Saturdays as required. We can be flexible to work around your schedule and always ensure we respect your neighbours by limiting any necessary noisy works to legally permitted hours.

Once terms are agreed and contracts are signed, it typically takes a minimum of 4-6 weeks to mobilise and break ground on site. How long will my project take?The duration of your project can vary significantly based on the size and complexity of the build, as well as any custom features you may require. Typically, a standard home build can take anywhere from 6 to 12 months from the initial design phase to project completion. However, for more intricate designs or larger homes, the timeline can extend. We prioritise precision and care in every project phase to ensure top quality craftsmanship. During our initial consultation, we will provide a more precise estimate tailored to your specific project needs and keep you updated throughout the entire process to ensure transparency and satisfaction.

Do you work all year round?Yes we do! The better weather of Spring and Summer means demand for our services is usually at its highest during this period. But we work throughout the winter and are used to getting innovative to ensure British winters don't slow us down unnecessarily.

Is it possible for me to continue living in my house during the work?It depends on your project, but in most cases yes! We are experts at ensuring our work can take place with minimal disruption. We can also do things like rebuilding your existing kitchen as a temporary work station in another part of the house if appropriate. On larger jobs it is sometimes more cost effective to move out at key periods or in some cases for the entire project. We can discuss how best to ensure minimal disruption during your consultation.

What area do you cover?We primarily work across Surrey, Kent and Sussex, as well as South London. However, we have also completed jobs in the Greater London area and further afield. Please contact us and we can discuss your requirements.

Who will be on site and managing the job?We assign each client a project manager to oversee the work and act as your go-to person for any questions. Your project manager will visit the site most days, and carry out weekly onsite client meetings, but you will also be able to speak to the foreman on site every day.

Once the construction is complete, we conduct a comprehensive site clean-up. This involves removing all remaining debris, performing a thorough sweep of the property, and ensuring that the site is left in pristine condition. We use certified waste disposal services to manage and dispose of all waste according to local regulations and best environmental practices.
